Home Inspection
The executed purchase and sale agreement provides an
“inspection contingency”, allowing time for a licensed
home inspector to be hired, by the buyer, to perform the
inspection. The standard home inspection is a visual
examination of the buildings structure and major
mechanical systems that are readily exposed and
accessible. It is intended to supplement the buyers own
observations.
The buyer may consider having additional tests performed
for such items as, water quality, radon gas, wood
destroying insects, lead paint, either in conjunction
with, or as a follow up after the inspection.
The inspector will issue a written report within a few
days of the completed inspection, but it is strongly
recommended that the buyer be present during the
physical inspection.
It is important to note that the seller is not required
to correct the deficiencies discovered from the
inspection, unless they have agreed to do so.
